Why East Anglia Homes Need Insulation First

A large proportion of homes in Cambridgeshire, Norfolk, and Suffolk were built before 1919 and have solid brick or stone walls with no cavity for conventional cavity fill insulation. These homes lose 30–40% of their heat through walls — making them expensive to heat and poor candidates for a heat pump until the walls are properly insulated.

External wall insulation (EWI) fixes this by bonding an insulation board to the outside of the wall and covering it with a new render finish. U-values typically improve from 2.1 W/m²K for an uninsulated solid brick wall to 0.29 W/m²K after EWI — an 86% reduction in heat loss through walls.

External Wall Insulation Costs in 2026

EWI costs have stabilised after supply-chain pressures in 2022–2024. Typical installed costs in East Anglia: mid-terraced house (70 m²) £6,000–£9,000; semi-detached (100 m²) £8,500–£14,000; detached (160–200 m²) £18,000–£28,000. EPS (expanded polystyrene) systems are the most cost-effective; mineral wool and phenolic systems cost 15–25% more but offer better fire performance.

Most East Anglia councils are part of the CERP Warm Homes Local Grant consortium. This covers up to £15,000 per property for eligible households under Warm Homes Local Grant, which runs from 2027. Until December 2026, ECO4 can fund the full cost for qualifying households.

ECO4 for Insulation — What Qualifies in East Anglia

The ECO4 scheme (Energy Company Obligation) is a government programme that requires large energy suppliers to fund energy efficiency upgrades for low-income and fuel-poor households. To qualify for ECO4 insulation funding in East Anglia, your home must be rated EPC E, F, or G and you must receive a qualifying benefit (Universal Credit, Pension Credit, etc.) or live in a council-designated low-income area.

Many towns in West Norfolk, Fenland, and parts of Suffolk have high proportions of EPC D-G rated homes and significant areas of deprivation — making ECO4 viable for substantial numbers of households. The scheme is funded until 31 December 2026. After that date, the Warm Homes Local Grant (up to £15,000) takes over from 2027.

The EWI Installation Process

External wall insulation follows a structured sequence. First, a thermal survey assesses current U-values and heat loss calculations. Then the wall surface is cleaned and any defects repaired. Insulation boards are adhesive-bonded and mechanically fixed to the external face. Reinforcing mesh is embedded in a base coat render. Finally, a decorative top coat is applied in your choice of colour and texture — smooth, scraped, or brick-effect finishes are all available.

EWI and Heat Pump Compatibility

Fitting EWI before a heat pump is strongly recommended. A well-insulated home allows a smaller, cheaper heat pump to be specified — and a smaller heat pump runs at lower flow temperatures, which dramatically improves COP (coefficient of performance). A home with a heat loss of 12 kW might need a 12 kW heat pump; the same home after EWI might only need an 8 kW unit, saving £2,000–£4,000 on heat pump cost and up to 25% on running costs.
